What To Look For When House Shopping in Kelowna

Shopping for a house in the Okanagan Valley is an intensive process.  It can be easy to get caught up in the emotion of it all, which is why it’s so important to remember the key factors to focus on to ensure you end up with the home of your dreams!  As your Realtor, I will always do my best to show you properties that meet your criteria.  When reflecting on whether a house is right for you, ask yourself the following questions before making a commitment.

  • Is it the right size?

Size has a major impact on how functional a home will be for you and your family.  Too little space won’t allow enough room for everyone to coexist comfortably, but maintenance and repair costs on smaller homes are often lower. Too much square footage can mean unnecessarily high utilities and extra time spent cleaning, but of course you’ll want enough bedrooms and bathrooms for the size of family you have, or plan to have.  Don’t forget to consider the size of yard, garage and storage space in your potential new home!

  • Is it in the right location?

Location is a very important factor when house hunting because it impacts so many aspects of our lives.  Make sure you consider the impact of your chosen location on your commute, your children’s schools and distance from recreational activities or family members.  The location of your home is something you can’t change later so be thoughtful in determining where you’ll be most happy living.

  • Can I afford it?

Price range plays a large part in what homes options will be available to you.  As your Realtor, it is my job to show you homes that I feel we can negotiate to purchase within your budget.  It helps everyone involved if you have a clearly defined price range before starting to look for a house to purchase.  It is important to obtain a mortgage preapproval from your bank to allows you to confidently shop for your next house knowing when you find the right home, you can make it yours.  Keep in mind that you should budget for repairs, maintenance and strata/condo fees (if applicable) in addition to the cost of your mortgage.
