Today we’re going to discuss some things you should do to prepare your home to be listed For Sale. In Part One of my informational series on Selling Your Home in Kelowna we discussed how to be sure you are ready to list your Kelowna home For Sale. Once you’re certain it’s the right time to sell, there are a number of things you can do to ensure things go smoothly.
- Signing a Listing Agent
The first formal step in marketing
your property is to enter into a Listing Agreement – a contract that commits
your C21 Franchise to actively market your home for a specified period of time.
It also commits you to a pre-established marketing fee that is to be paid upon
the successful closing of the sale.
- Pricing Your Home & Property
Your Realtor will be integral in establishing an appropriate
list price for your home and property.
Many factors can impact the current value of your home including
location, size, style, condition, nearby amenities, buyer supply and financing
options. When we meet, I will explain
what the current market conditions are and how they will affect you during your
home sale process. Together, we will
determine the right asking price and you can count on me to professionally
market and promote your home in order to sell your home for the best possible
price in the least amount of time.
- Preparing To Show Your Home
It’s important that buyers looking at your home are left with the best possible impression. Following is a list of items that can impact how potential buyers remember your home and, ultimately, how much they are willing to pay. Do your best to address these issues before listing photos, viewings or open houses occur.
Exterior:
House exterior in good repair, house number easy to read, gutters, soffits, fascia and downspouts in good repair, garage/carport clean and tidy, litter picked up, cracked or broken window panes replaced, lawns & hedges cut, garden weeded and edged, walks shoveled and salted (if applicable)
Interior:
Chipped plaster and paint touched up and repaired,
leaky taps and toilets repaired, burned out light bulbs replaced, seals around
tubs and vanities in good repair, appliances cleaned, countertops neat and
polished, all lights turned on, drapes opened, floors cleaned, pet messes
cleaned up
